THE SELLING PROCESS...
STEP 1 is for us to sit down together and discuss your options. We'll set up an appointment to meet each other and determine the price and time frame you wish to sell. During this meeting I will tour your home so that you can point out all the special features and any upgrades that you have done. This will help me in determining a fair market evaluation of your home.
STEP 2 I will present you with a CMA (Current Market Analysis) report that will provide details of comparable homes currently listed for sale, recently solds, and even expired listings. This will help you pick the right selling price.
STEP 3 is to list your home on the MLS (Multiple Listing Service) & get started with marketing your home. There are many things I do to find buyers, including creating special feature flyers for your home, holding open houses, developing advertising, and more.
The more exposure your home receives, the faster it will sell, and sell for the most amount of money possible!
STEP 4 once we've received an offer, I will negotiate the offer with the buyer’s agent on your behalf until we reach an agreement.
STEP 5 is to facilitate the release of all conditions in the time specified in the contract. eg. property inspection, finance conditions, etc.
STEP 6 to transfer ownership of the home to the buyer, and get your money in your pocket!
There are many details involved in getting the sale closed, and it requires a great deal of communication with a lot of people. My role is to make sure that all the details are handled quickly and professionally on your behalf.
